Asphalt Maintenance

While asphalt is an excellent choice for many pavement applications it does require periodic maintenance. Proper and timely maintenance will assure that your asphalt paving is easier to clean, is safer for pedestrians, looks more attractive, and most importantly has a longer useful lifespan. Our asphalt paving experts can help you to evaluate your paving situation and develop an appropriate maintenance plan.

Your asphalt paving, as time goes on, will move through phases of light maintenance, to repair, and eventually to resurfacing or replacement. Here is what you may expect in managing your asphalt paving construction on your property.

Asphalt Repair, Crack Sealing and Patching

All asphalt endures damage from water, chemicals, ultraviolet rays and general wear. Typical asphalt repairs are sealing cracks with tar or caulk to control water penetration, and filling potholes with hot patch materials. These services can usually be completed with minimal disruption to your business.

Resurfacing can be expensive and evaluating proposals can be confusing. Our proposals are always done to offer a quality project and ar not done to win the job with a cheap price based on cutting corners or using sub-par materials. As part of the replacement project we can provide amenities such as bollards, islands, drains, footings and other concrete construction needs. We offer concrete pavement finishing services including pavement stripping and marking, directional signage and markers.

Our Services

Standard Material
Our standard material is a Coal Tar Asphalt Sealer. It is clay stabilized fuel resistant coal tar emulsion pavement sealer. The coal tar asphalt sealer is enriched with surfactants to improve adhesion and durability. Coal Tar Asphalt Sealant material consists of fillers, water, emulsifying agents and additives.

Green Product – Environmentally Friendly
Asphalt based Sealer is a mineral filled asphalt emulsion pavement sealer. It is made up of surfactants to improve adhesion to and durability of asphalt. Similar to the Coal Tar Asphalt Sealer, Asphalt Based Sealant is also comprised of fillers, water, emulsifying agents and additives.

Premium Material
The Polymer Modified MasterSeal (PMM) is a high performance mineral strengthened asphalt emulsion blended pavement sealer. PMM blends a unique polymer and special surfactants. It is produced to provide superior adhesion, flexibility and durability. PMM has an increased solid content of 58 to 62 % versus Coal Tar and Asphalt Based Sealants at 40 to 43% solid content.

Benefits of Asphalt Sealcoating
Asphalt Sealant is a key factor in protecting asphalt and extending the life of the surface. Asphalt Sealer also beautifies, slows oxidation, protects against water penetration (including precipitation), provides a barrier against oil and gas spills, and protects the surface from salt damage.

Application
All sealants are applied by either Machine Squeegee or Spray application.

Cold Milling is the process by which a portion or an entire asphalt surface is removed without disturbing the pavement grade and slope. We offer either partial or full depth Cold Milling. Depth of cold milling is selected prior to beginning the milling process. The thickness of the material removed is determined by evaluation of the existing condition of the asphalt service.

Types of Cold Milling

Partial Cold Milling removes the top 1.5 inches to 2.0 inches of surface only. In a majority of the cases, the binder asphalt layer stays intact and a new layer of asphalt is installed on top of the stable binder asphalt layer. This process provides significant savings.

Full Depth Cold Milling eliminates the entire asphalt surface, including the binder and surface layers, a depth of 3.00 to 5.00 inches. The amount removed varies based on the original thickness of the surface and how often the surface has been overlaid. Once the process has been completed only the gravel sub-base remains. Only minor sub-base work is required prior to paving.

Advantages of Cold Milling

Partial Cold Milling allows removal of only the failed asphalt surface and salvages the binder asphalt layer. It is much more efficient and cost effective than complete removal and replacement.

Full Depth Cold Milling removes the entire asphalt surface while reducing the disturbance of the sub-base. In the long run, cold milling causes less shifting of the sub-base therefore reducing the necessary sub-base work and gravel installation required to proceed to binder course installation.

Cold Milling technology offers our customers an excellent Green Alternative. Cold Milling greatly reduces the processing and handling of waste prior to being used in recycled asphalt material when compared to processing broken material removed by conventional methods.

Cold Milling is faster and safer than other methods of removing asphalt. It reduces the removal time by 50%.

Partial Cold Milling allows for open car traffic during the paving process reducing the impact on accessibility.

It offers good traction, high curb appeal, and requires less maintenance than traditional asphalt paving. Tar and chip surfaces are not required to be sealed, and draw in less heat than black top paving.
